Was the seller happy to receive £70000 (after fees vat etc?). Probably not. Also if someone won it at £120000 that means at least one other buyer missed out at £115000 or whatever the tier below was. However if you put it up here for £120000 it probably won’t sell so the value will lie below that in reality.
