Aye, sad but true, would have been great though if OP had said Offers over or Best offer over or something rather than state a fixed 4500 price. |

I think that's the point I'm trying to make. It's unfortunate that a buyer does everything fair and square, and the seller doesn't hold up his end of the deal. I know it's an open market, but when you set parameters for agreements, it's just a bummer that they're only binding if someone doesn't one up you in the meantime.
