I think reading a few articles by him that he likes to keep the meaning ambivalent so that it can be interpreted in the way the viewer wants to. If we were talking leverage at 10% capital growth of asset value on a typically mortgaged property at say 60% LTV would give a cash on cash return on (for ease of numbers) a $1m oz would give a return like this.
Start price 1,000,000 Year end. 1,100,000
Return 100,000
Cash invested 400,000
Cash on cash or leveraged return is therefore 25%.
