It would usually mean that the seller is endeavouring (whether successfully would need legal opinion) to exclude liability for anything she has written, be it intentionally or negligently false. First time I have ever seen a seller attempt to use such a disclaimer on here. Personally I would want any seller I bought from to accept fully that they are responsible for representations made.
