Full Pest Control. Framed to museum standard by MFM but selling without frame. Based in Central London and would prefer a face to face sale. Slightly unsure on pricing so I'm not avoiding a firm asking price deliberately but there have not been any recent sales of late. Last I can see was c. 12 months ago at ยฃ15,500 so offers in excess of ยฃ15,500 given upward trajectory on pricing since.

One sold off Ebay for ยฃ17.5k last week so this is way off, gallery prices and actual sales prices are 2 different amounts

To answer a few questions:
1) The print is in mint condition but of course it has been framed but hung out of direct sunlight.
2) The reason the frame is not included is that it has a chip to the bottom of the frame. That said given that most interest thus far would like the frame included I shall email Gary and ask him whether the chipped bottom piece of the frame can be replaced. Then both print and frame will be mint.

Unless a fire sale,in today's market for a nice smallish edition signed print ยฃ22K does not seem crazy especially when a HMV was up for ยฃ30k.
VLH will always appeal more to the UK market but it's worth what someone is prepared to pay, don't give it away and GLWTS.

I know of one that went for 20 about 6-8 weeks ago, I would say they are 21/22 no sweat.

Not sure Why you think he's taken leverage into account in the Sydney market. The 10% is strictly capital growth of assets. The quantity of leverage is both unknowable and unquantifiable. If we were talking leverage at 10% capital growth of asset value on a typically mortgaged property at say 60% LTV would give a cash on cash return on (for ease of numbers) a $1m oz would give a return like this.
Start price 1,000,000 Year end. 1,100,000
Return 100,000
Cash invested 400,000
Cash on cash or leveraged return is therefore 25%.
Just sayin.

Firstly, you've missed my points. I'm tired of explaining stuff to people so please re-read both the op and my response to it. Secondly, it IS known and (therefore) quantifiable (sic-tautology), the data is available. Thanks for the example of a leveraged return.
