Regarding the Queen Vic:
You say the print is not signed or numbered. But the photo shows it is numbered.
The print is much more likely to sell, and for a lot more than your suggested price (I think, but Iโm no expert on prices) if you do get pest control coa first. A lot of potential buyers wonโt touch it without one I expect.

Above seller only chased PC cert a couple of months back and was shown proof that COA was sent.
Iโve bought multiple pieces from Andy..there is no way he would sell Banksy works without a COA
This thread just seems odd-I messaged seller re his original post and advised Iโd buy the Queen Vic and never received a response.

its only back door prints causing problems now, and there are more than people think out there!
