Doesn't the subject line say this is for sale to the best offer, what if nobody else offered more than £47.50? Maybe you should be more clear about what price you're looking for then you can avoid disappointingly low offers.
Also, retail price doesn't neccessarily guarantee a return of greater than that value, surely the current state of the stock and housing markets should tell you that!
