I live out Wanstead way so the other side of E11 but I've seen some of your stuff up. The most recent being your tag in the high street next to the cafe.
Incidentally the cafe is the only one in the world where you can order a Burger Breakfast. Defintely not for the faint hearted.

I think in the past Banksy has sent Cartrain things before, so I'm gonna guess Banksy asked him for his address at some point I am just guessing but seems the most likely scenario to me.
