Seems a bit counter-intuitive to me from a seller's perspective because if the buyer doesn't know the true value of the piece, they would be less inclined to bid (well) over the estimate. I realize most that are bidding would have a good idea of the actual value but even one fewer bidder as the bids hit the estimate could lead to a lower winning bid.
But again, I don't really know much about auctions.

Interesting post about Harrington. Maybe you have something there. His was one piece that jumped out at me as not having a low estimate - perhaps them trying to push up his perceived value? I admittedly haven't followed his recent auction prices, but his piece didn't seem "cheap" to me whereas others did.

Well done, LOP, so we have some kind of kids with guns image, a heavy weaponry elephant and a Precision Bombing image all on the same canvas. Now this Banksy is layered. Do you know if the image of the kids with a gun and a briefcase with something falling out (possibly loot) has a name? 3 stencils on one piece, amazing.
I'm struggling to see a unicorn but if I squint I see an elephant, maybe another vodka and I will get there.

How about is state in the COA than work have one on from and one on the back completely different?
Are the works by banksy with stencils on the 2 size more valuable than if are only in one side? Well I would think it certainly can't harm the value, adds another element to the work by having test stencils on the back. I like it. ' and then i see an auction full other contemporary artists ... emin - hirst .. and i think. 'maybe Banksy prices are right where they should be' they are obviously way highert than they were.. but compared to other artists.. maybe there isnt exactly a premium yet..
