Rather a high risk strategy given it's likely you will have to pay sellers fees and there is no guarantee it will achieve your price point. The only reason this hasn't sold yet is because the price is slightly too high. If you've had some good offers, then why take the risk on an auction that could leave you with less than you've been offered now?
