Curious as to why sellers complain about this bull shit, when they can easily just state an asking price and be done with the speculation.... ‘Open to offers’ can be beyond just monetary sums; trades, etc.
As I originally stated, I’m looking to switch this Banksy out for another. Ideally, I’d love to do an in person trade with someone in states.

Located in Rome (Italy), but happy to ship elsewhere. Transaction and shipping costs are on the buyer.
Asking price: GBP 7.700 7.350 OBO
The print is not mint and has some conditions issues, which deserve an explanation. This is, in brief, the (horror) story:
In 2016 I have bought this print from a forum member (don’t ask me the name, I will not tell you). Unfortunately, the packing was miserable (you don't want to know the details) and the frame arrived with its glass completely broken. This scratched the front of the print. On top of that, once all the broken glass has been removed, I found out that the print was dry mounted! Therefore, armed with a lot of patience (given the impossibility to sort something out with the seller who disappeared), I decided to send the print to Graham Bignell in London for a miracle. I have to admit that his job was terrific, he removed the print from the mount and restored the front. I was not expecting such a great result! Since then, the print has rested in the drawer because my wife does not like it, and so I decided to sell it.
Given the conditions issues, please look carefully at the pictures and ask for more if in doubt (I will do my best to satisfy all the requests). I have also included the receipt from Bignell studio so that you can see what he has done with the print.

So to help you cut through the noise, here are some publicly available sold prices from recent auctions, with a summary of the approximate amount the buyer paid and the amount the seller received. Tate Ware 11th December - Sold for £9,375 inclusive of buyers premium. Seller would have netted circa £6,500 after sellers, catalogue fee and insurance. Heritage Auctions 4th November - $10,000 (£7,500) inclusive of buyers premium. Seller would have netted £4,750 after fees. Tate Ward 1st October - £7,500 inclusive of buyers premium . Seller would have netted £4,750 after fees.
So bottom line is that over the last 3 deals done buyer was willing to pay up to £9,375 and sellers were willing to accept as low as £4,750. Comparing private treaty sales with auctions is not comparing like for like.
A deal by private treaty therefore lies somewhere between £6-10k. I would say if you spilt the fees £8k is probably the value.
If you are uncertain on value then auction is your best route however as you know the fees are a killer.

I have been a collector for more than 10 years now and I have seen many things I did not like. This is one of the reasons why I prefer to be transparent and sleep well rather than scam people and run away. Frankly speaking, I believe that behind a glass it’s hard to tell the difference between mine and a mint one, but I can't be the one to say it. In addition, what happened to my print is a matter of fact and I don't wanna hide it...as all I want is that everyone is happy!
As an update on the price, I am thinking based on the offers received so far. If professionals do not get back to me within a reasonable time, I will put the price acceptable to me or a basis for your offers (if at all possible, please don't put down your estimate...I know the market and auction results).
