1500 for s&s is not to bad and someone want might bite ... 1750 think be more attention grabbing but either way good luck for your search and to anyone selling hope you get what you want for it....beautiful art piece and think 20 years from now the humour behind it will still be as strong then as it is now... s

Have you considered that this might not be a recession but a depression, the likes of which most of us will not have experienced?
I don't believe that there will be any 'green shoots' this year, it will get more difficult before it gets easier.......

Have to agree, msot people will not have seen whats been going on. Its defo not gonna get better in the next 6/12 months. I hope by 2011/2012 we'll be on the straight and narrow again.

I have been looking to buy Nick Walker over the last month or so and am now being offered canvasses LOWER than cost ? I think this is also going to reflect in the upcoming auctions which unless work is priced VERY keenly can surely only be disasters ?

The local agents round there report 'no market' and this true of most of the housing market in the UK - until this changes there will be no 'improvement'. True, there are some speculators stepping in and buying 'cheap' property - what's cheap now might not be so cheap in 12 months.
One Irish bank is re-financing development loans on a minimum of a 2 year term as they see there being no tangible improvement inside of that period.....

We have the foreclosures, but now all the layoffs are driving people to have short lived severance packages, and from there the people who weren't caught in the subprime, because they were real buyers who could afford the properties are now stuck because they are out of work and can no longer afford their homes. If jobs don't rebound, and unemployment doesn't rise (all predicated on banks ability to give loans to businesses and consumers to drive consumption), the next phase of foreclosures and housing falls are going to be even worse.
