Framed to museum standard by MFM but selling without frame.
Based in Central London and would prefer a face to face sale.
Slightly unsure on pricing so I'm not avoiding a firm asking price deliberately but there have not been any recent sales of late. Last I can see was c. 12 months ago at £15,500 so offers in excess of £15,500 given upward trajectory on pricing since.

any Banksy edition with no unsigned counterpart (like a NOLA or GRIN REAPER, for example) deserves a premium. GLWTS.

Thanks for the input thus far and yes it's clear from the offers I am already in receipt of that I've undercooked the valuation.

To answer a few questions:

1) The print is in mint condition but of course it has been framed but hung out of direct sunlight.

2) The reason the frame is not included is that it has a chip to the bottom of the frame. That said given that most interest thus far would like the frame included I shall email Gary and ask him whether the chipped bottom piece of the frame can be replaced. Then both print and frame will be mint.

Yes so I am slightly biast I know but regardless I still think it's worth more than 17.5 especially with how crazy today's prices are. Put it this way I wouldn't let mine go for that and have turned down a fair bit more than that last week too so know there's buyers out there willing to pay over 20k for it. Good luck with sale it's an amazing print in the flesh, pictures never do it justice in my opinion.

Someone offered me equal to £46k for both my donuts not long ago, I thought about for a minute or 3 and said come back in 12mths and make it £55 even, cash of course and a massage from the wife.
Interesting the Banksy market makes warren buffet look like a slacker..s**t the B market even has outstripped the Sydney housing market that has been averaging over 10% a year for the last 9.

That would only be a 19.6% gain. Berkshire has a compounded share price return of 20.8%. And off what equity did he achieve this? Need to take leverage into account (as do you with the Sydney housing market).

I think this artwork was made around the time that the supermarket giant had very much a monopoly of the market and were exposed for a variety of questionable practices to stay ahead of competition such as buying up land simply in order to prevent other shops being built.

Not sure Why you think he's taken leverage into account in the Sydney market. The 10% is strictly capital growth of assets. The quantity of leverage is both unknowable and unquantifiable. If we were talking leverage at 10% capital growth of asset value on a typically mortgaged property at say 60% LTV would give a cash on cash return on (for ease of numbers) a $1m oz would give a return like this.

Start price 1,000,000
Year end. 1,100,000

Return 100,000

Cash invested 400,000

Cash on cash or leveraged return is therefore 25%.

Just sayin.
