Unless thereโs something very special about this one, youโre not getting anything close to 100K. A signed one went for ~62k GBP after fees a week or so ago. Unsigned went for ~35k GBP a month or so before. I agree 100 is overpriced, but things have changed quite a bit since last year. Don't shoot the messenger.
Theres no way a print without COA would sell for 100K though.
Fwiw, I sold a signed Weston WITH COA for 15K last year. Unless thereโs something very special about this one, youโre not getting anything close to 100K. A signed one went for ~62k GBP after fees a week or so ago. Unsigned went for ~35k GBP a month or so before. I agree 100 is overpriced, but things have changed quite a bit since last year. However, as the listing states Iโm waiting for Pest Control on this piece and a whole bunch of other stuff.
I'm more than happy to leave it on eBay for the next year by then it might be worth more or less than what itโs currently listed at.
Also, the most sensible thing for any buyer to do is just wait for the certs to be in my hand before buying this listing or making me an offer.

Do you know how much it was worth when framed with a low level of UV protection? How much does something need to be worth before giving a shit about its care and longevity? Anything of personal or monetary value for me, that includes Limited Edition , such as this, at the point of framing. Don't skimp on cheap glazing.

It may well be all 100% ok - but given the facts presented, I donโt think you should blindly reassure potential newbies looking to buy their first Banksy print without all the facts. I have no skin in the game...just looking out for everyone.

The piece has zero fading and as I said if someone who makes a genuine offer needs to inspect it out of the frame that can be arranged and Iโm sure they will be 100% happy with the condition as I was when I bought it. I donโt ever want someone to be unhappy with a purchase and have any hassle down the track, so I want any buyer to be completely comfortable.
